New Listing Caravan

This week’s New listing caravan we started off in the Green Acres subdivision.

131 Long Rifle Rd.  $114,000

This home is a 3 bedroom 1 bath with 1110 square feet of room.  New double-hung winyl insulated windows, fresh paint, new carpet, large lqundry, storage building, and nice sized lot make this a great home.  This home would also make a great reatal home.  Low taxes and a great price with a home in this condition it won’t last long.

From there we moved to Key estates subdivision

6601 Scenic Dr.   $120,900

A large corner lot is where this 3 bedroom 1 1/2 bath 1187 square foot all brick home sits.  Fenced in back yard has a large covered patio and a storage shed with electricity.  The home has tile in the bathrooms and all bedrooms have extra large closets. 

From there we moved to the Enon Springs subdivision.

New Listing Caravan

6017 Inglenook Dr.  $279,900

This home was the first stop on this week’s caravan.  It brought us into The Vineyards subdivision located in Smyrna TN.  This all brick home has 3 bedrooms, 2 1/2 baths, and 2761 sqft.  This home is in excellent condition.  It has vaulted ceilings, beautiful windows in the den that overlook a scenic creek,  and spacious kitchen with walk-in pantry.  The community pool is very nice to have this time of year.  At this price I would not be suprised to see this home SOLD soon.  And we are off to the other side of Smyrna.

506 E. Kings Rd.  $145,000.

This home is sitting on 1/4 acre of land with lats of mature trees.  A 3 bedroom, 2 bath, with 1355 sqft.  Fresh paint, NEW hard wood floors, big fenced back yard, oversized 2 car garage, and Seller is willing to pay $2500 of Buyers’ closing costs.  Great home that has been well maintained.  Off to Cane Ridge, TN.

Conventional lenders are changing the way they do business and have employed 3 new closing fees.

1.      Adverse Market Delivery Charge.    

Its objective is to give lenders/investors incentive due to concern in the lending market.  The cost per mortgage originated is .25% of the loan amount.  On the plus side the borrower can either pay it at close or add it to the loan.  On a $300,000 purchase and a 90% loan to value ratio loan, the cost would be $675.

2.      Loan-Level Price Adjustments (LLAP).

The LLPA fee is designed to reduce the lender/investor risk levels.  This is based on the borrower’s credit score, loan-to-value on the mortgage, multiple-unit properties, and any secondary payment of interest-only.  The borrower will pay the adjusted fee based on the risk type and amount of risk to the lender/investor.

3.      Higher Down Payments Apply in Declining Markets

If you buy a home in an “Declining Market”, an area where the economy has a negative economic growth factor, you will be required to make a extra 5% down payment at closing.  This will be applied to loans with a loan-to-value ratio of greater than 80%.

One of the first things, besides finding the right Realtor©, is to find a lender who has the knowledge and experience to explain every aspect of the loans.  That way there are no surprises at the closing table.

Realtor Caravan

This week’s caravan started off at 2105 Woodcliff Dr. in Stonewood.  $349,900.

This is a great home priced well in Stonewood.  The 4 car garage is a great bonus.  Very nice sitting area and screened in porch.

The next home is 1341 Stewart Creek Rd. in Stewart Creek Farms.  $299,900.

This is another great home good floor plan, lots of landscaping, and plenty of room for entertaining.

Home #3 took us to Arbor Point 2102 Academy Way.  $179,900.

This home has extra wide hallways, all bedrooms on the main level, bonus room upstairs, and plenty of storage under the deck.

Home #4 took us to La Vergne 175 Mason Circle.  $199,900.

A strong Spanish feel to this home. It sits on a corner lot.  Needs some updating in the kitchen and fresh paint but a good home all around.

The last home of caravan took us to Lake Forest.  818 Carmen Way.  $174,900.

This home has all hardwood except for the master bedroom.  Replace the carpet in the master and this home is like new.

Through my day to day adventures I talk to a lot of people about Real Estate.  I am confused by people that say they want to wait or the market to hit bottom.  The reason for this confusion is that I spend many hours per week studying the Real Estate market and I can’t even tell when that will happen.  I can tell when it is starting to happen and when it is over.  With that said here is my advice we are in the best time in 25+ years for people to buy a home.  

Interest rates are at historic lows and inventory of homes is up.  These two things historically do not happen at the same time.  We need to also take in to consideration that real estate is a long term investment for most.  Over the past 10 years the value of a 2,000 sq. ft.  home in Davidson and surrounding counties have gone up abut 41%.  (The figures are taken from the MTRMLS for closed properties with an average of 2000 sq. ft. and built in 1990).

To wrap up there is always a deal out there buyer’s market or seller’s market.  The trick is that you have to study the market.  Get connected with a Realtor®, I will be happy to help in the Middle Tennessee Market, let them set up searches that email you almost daily with the listings that interest you.  If you see one with a price you like talk to your Realtor® check the other listings and sold properties in the area and make an offer.  

 

I’m back

After the Auction and a week at the Kentucky Derby I took a little break.  At the auction we raised over $7,000 for the American Cancer Society bringing the total to over $9,000.  Thanks to all who showed up to the auction and all who helped in the background. 

Now I’m back to Real Estate.  Things are looking up.
